I’m someone who builds digital products and makes really good money from them.
Been doing it for over 20 years, and I still build every single day because I love it.
At one point, I have around 50 “clients” paying me over $40,000/month in predictable recurring revenue from digital products I built once. Then I sold part of that business for six figures (because why not cash out when you can?).

But It Wasn’t Always Like This…
When I graduated college in TWO years (yea 2 yrs) with a business/economics degree, I had no idea what I wanted to do.
I was super hungry to “make it”, but all I did was bounce around jobs doing things I could give negative infinity shits about.
In 2004, I somehow landed in the lending industry.
Things were awesome.
Money was pouring in, but man, it was exhausting.
Sure I was making tons of money, but…
It Was A FKN GRIND Kissing Realtors Asses All Day
Did NOT see myself doing that for the next 20-30 yrs.
Not only that, but I started to do REALLY stupid things with my money and I didn’t wanna go down the wrong path, so before I hit a point of no return…
I decided to get my shit under control and focus on leveraging what I knew best.
Taking shortcuts by building things that give ME the leverage.
The Real Breakthrough Happened in 2007
I was sick of chasing agents, trying to get them to send me their biz.
So I figured out a way to flip that shit around.
Instead of chasing THEM, I started building my own lead generation websites. Sites that generated real estate leads in specific markets.
I’d build them, rank them, and capture the leads myself.
I started with one goofy little site, and within 6 months, I had over 200 baller sites nationwide.
Different markets. Different zip codes.
But all generating leads.
And suddenly, agents were chasing ME, begging ME to send them business.
I loved it.
I was making nearly $40,000/month selling leads to agents and loan officers who were desperately hungry for them.
But here’s what I realized…
👉 I Love Building, But I Also Love Not Working That Hard…
I love creating and building new things, so when it came down to it, managing 200+ lead generation sites and coordinating everything made me miz.
So I pivoted to the rental model.
Instead of selling leads, I built out complete marketing systems (websites, funnels, CRMs, etc) and rented them to LO’s and agents for $500+/month.
I’d build it once, dupe it, and sell it forever – kicking back collecting rent every single month.
It was low maintenance, had high margins, and was extremely diversified, predictable income.

Eventually, I ended up with around 50 active “tenants” generating $40,000/month in “recurring rental revenue” while I spent my time building NEW systems, testing NEW ideas, and helping a few of my buddies do the exact same.
That’s When I Had Another Idea…
What if I could sell part of my “digital neighborhood” off for a lump sum and invest it into other things?
Boom.
In 2020, I sold 70% of that portfolio…
And I did it by structuring it as a rent-to-own deal.
I mean why not? It WAS real estate, just digitally.
So I had 1 buyer that started paying me fixed payments (WITH interest) until they owned it outright.
The other 30% of my properties?
I kept them. They were super low effort, and super high cash-flow. And these still pay me every single month.
Because I love this model so much, I never fully exited.
I’m still building. I’m still renting. I’m still collecting monthly income from digital properties I created years ago.
The difference now?
And Now I’m Teaching More Than Just My Buddies How to Do This
Why?
Few reasons.
